7 Signs You Need a Roof Replacement (Virginia Homeowners)

Curling shingles, granules in gutters, attic leaks? Here are 7 signs Virginia homeowners need a roof replacement, plus what to do next. Free estimates.

Central Virginia is hard on roofs. Hot, humid summers, leftover tropical storms, heavy thunderstorms, and winter freeze-thaw cycles all wear shingles down faster than most people expect. The tricky part is that a lot of roof damage can't be seen from the driveway until it turns into a leak.

Here are seven signs that your roof may need more than a patch, from the team at Solutions General Contractor in Chester, VA.

1. Your Roof Is 20 or More Years Old

Most standard asphalt shingle roofs last about 20 to 25 years in our climate. Builder-grade three-tab shingles often wear out sooner. If you don't know how old your roof is, check your home purchase paperwork or ask a neighbor who's lived on your street a while. Homes in a subdivision were often roofed at about the same time.

2. Curling, Cracking, or Missing Shingles

Shingles that curl at the edges or "cup" in the middle are losing their protective oils. Cracked or missing shingles leave the underlayment open to rain. One or two missing after a storm can be repaired. Widespread curling across the roof means the shingles are reaching the end of their life.

3. Granules Piling Up in Your Gutters

Shingle granules protect the asphalt from UV rays. When you see what looks like coarse sand in your gutters or at the bottom of downspouts, your shingles are shedding that protection. Some granule loss is normal on a brand-new roof. Heavy loss on an older roof is a warning sign.

4. Water Stains, Leaks, or Daylight in the Attic

Go up into your attic on a sunny day. If you see light coming through the roof boards, or dark stains and damp insulation, water is getting in. Ceiling stains in upstairs rooms usually mean the problem has been going on for a while.

5. A Sagging Roofline

Stand across the street and look at your roof. The ridge and the roof planes should look straight. A sag or dip can point to rotted decking or structural problems. This one should not wait. Call a professional right away.

6. Moss, Algae, and Persistent Dark Streaks

Virginia humidity makes those black streaks very common, especially on north-facing slopes. Algae on its own is mostly cosmetic. Moss is a bigger problem because it holds moisture against the shingles and can lift them. If moss is widespread, the shingles under it are often damaged.

7. Rising Energy Bills and a Hot Upstairs

A failing roof, poor ventilation, or wet insulation can make your HVAC work harder. If your upstairs rooms are noticeably hotter in summer and your bills keep going up, your roof and attic ventilation should be on the list of suspects.

What to Do If You See These Signs

  1. Don't climb on the roof yourself. It's dangerous, and walking on old shingles can cause more damage.
  2. Take photos of any stains, leaks, or storm damage. They're helpful for insurance claims.
  3. Schedule a professional inspection. A good contractor will tell you honestly whether a repair will buy you a few more years or whether replacement is the smarter move.
  4. Learn the numbers. Our breakdown of how much a new roof costs in Chester, VA covers 2026 price ranges and what affects them.
